The
(RE)development
plans

What are the plans? When will we know more about the plans?

We are in discussions with the municipality about alternative options for Stationsplein. As soon as we have more specific details about the programme and the plans, we will let you know. The expectation is that a preferred model will be presented to the council in 2022, on which the further planning process will be based.

Is a rough schedule for the redevelopment available? When will demolition begin, etc.

We have a target schedule for the development. You can find this under Timeline on this platform. Our schedule, however, depends on the Municipality of Haarlem’s area vision which still needs to be worked out in detail. All this is subject to the process and procedures of the municipality.

Will the flats be renovated or demolished?

In the redevelopment plans, we assume that the flats at Stationsplein 20-62 will be demolished.

Why is demolition Vastint’s preferred option?

The station district is the gateway to the city. We want to develop this gateway by restoring the historic sight lines, so that Stationsplein can be laid out differently. By doing so we hope to improve the architectural appearance of the area, upgrade its residential quality and achieve a significant increase in sustainability.

What will the new complex look like? On which side will the social housing be?

This is not known yet. We will let you know as soon as there are more details about the plans.

Will amenities disappear or be added following the redevelopment?

The specifications and the programming are not known at present. We are currently in discussions with the municipality to work out the details. We will let you know as soon as we have more information about this.

When do you expect the redevelopment to be finished?

This depends a lot on the process and the procedures of the municipality. Generally speaking, developments take several years before they are completed, and the first residents can move in.

Can we come and live in the new complex following the redevelopment?

If you are interested in returning, please get in touch with the Residential Property Manager in due course.

Can we leave early?

Naturally, the tenants are free to leave earlier.

Will we receive a removal allowance and how much will this be?

The national government has a fixed scheme, where if the landlord terminates your tenancy agreement you are entitled to a removal allowance of approx. EUR 6,500. This amount is adjusted each year by the government.
See also this link.

Will I receive this allowance even if I decide to move now?

This will vary from case to case, but Vastint is willing to discuss this with you. We take as our starting point the scheme laid down by the national government if Vastint terminates the tenancy agreement in due course (for demolition or renovation purposes).

Will we receive practical assistance too from Vastint when moving?

Vastint is willing to seek a suitable solution with you, within the options it has. We will discuss this with you as and when necessary.

Do we have to find new or temporary accommodation ourselves or will Vastint arrange this?

You are free at all times to seek new or temporary accommodation. Vastint will also discuss with the municipality what options are available for rehousing our tenants. As soon as we know more, we will let you know.

Will we receive a certificate of urgency?

Vastint will discuss with the municipality what options are available for rehousing our tenants in Haarlem. As soon as we know more, we will let you know.

What happens if we are not listed on the housing register for a new home?

Vastint will discuss with the municipality what options are available for rehousing our tenants in Haarlem. As soon as we know more, we will let you know.

What can Vastint offer in the way of temporary or new accommodation?

Vastint will discuss with the municipality what options are available for rehousing our tenants in Haarlem. As soon as we know more, we will let you know.

Are there alternatives here in the area?

Vastint will discuss with the municipality what options are available for rehousing our tenants in Haarlem. As soon as we know more, we will let you know.

Who decides what kind of accommodation we will be offered?

That depends on your income. To qualify for social rented housing, your income must not exceed the income requirements. Details can be found via this link. If you do not qualify for social housing, it is possible for you to apply for mid-priced or private-sector accommodation. These are also subject to income requirements, but there is no information about this at present.

Can we be evicted just like that? What are our rights?

Every residential tenant in the Netherlands is protected by law. More information about this can be found via this link. We want to reassure you that we want to work with our tenants to find solutions.

If this will take a while, will maintenance still be carried out in the meantime? In the flats themselves, but also in the building as regards security (doors, locks, lift)?

We are carrying out all the maintenance that we are required to do as a landlord, taking into account the intended redevelopment.

Will we receive information in the meantime?

Yes, as soon as we have new information, we will pass this on to you via this information platform or in the newsletter.
